How you pay

What it costs, and what you get for it.

Choose your subscription, territory and daily opportunity flow. Property research and supported monitoring are included. Optional phone and email lookups are billed separately; the examples below show how those charges work.

Choose your plan.

Deal Radar: $1,197/month. Use it on its own to hunt your territory, research properties and monitor the opportunities you choose. No setup fee. Monthly plans have no annual commitment.

Deal Radar + Apex Vivus Deal Intelligence: $1,497/month. Adds your Apex Vivus website, CRM, forms and deal analysis, including seller history, supported website activity, photo-based repair estimates and buyer matching. These features use the information you provide or connect; they are not all available for every property automatically.

Annual billing is $11,970 for Deal Radar or $14,970 for the combined plan, paid upfront for twelve months — twelve months for the price of ten.

If you are already on Deal Radar, your price does not move. Whatever you signed at is what you pay for as long as you stay subscribed. The price on this page is for new subscriptions; your own plan and terms are shown in your account.

How Deal Radar finds opportunities for you.

A potential deal can start with an owner you have never met, a house you want to investigate, or a seller who turned you down months ago. Hunts, Property Search and Watching help you find and assess those opportunities in different ways.

Hunts

Hunts find potential sellers you have not met yet. A Hunt is an automated search across your chosen market for properties with circumstances worth investigating — such as a pre-foreclosure filing, tax delinquency, or an absentee owner with a vacant house. It does the prospecting you would otherwise repeat yourself. The result is a stream of potential opportunities, with the available owner information and the reason each property was found. You can discover owners before they ever visit your website or contact your business.

Property Search

Property Search helps you understand a property before you pursue it. It is your research workspace for a particular address, owner, or area. Perhaps you drove past an empty house, received a seller inquiry, or want to see which properties match your investment criteria. Search brings together available ownership, property and financial information so you can judge whether the property deserves more attention. The result is information to support your next decision: investigate further, save it for later, or move on.

Watching

Watching tells you when a property you already know about changes. A seller who said no today may face a different situation later. Watching follows selected properties, owners and portfolios for relevant changes in the available records, such as a new lien, a changed auction date or a listing update. It helps you revisit old leads for a specific reason instead of repeatedly checking every property yourself. The result is an update showing what changed and why it may be worth another look.

Today

Your worklist tells you what deserves attention next. Hunts and Watching can uncover many things to investigate. Your worklist brings the selected opportunities together, ranks them using the information available, and explains why each one appeared. You see the property, available owner details and the event or circumstances behind it. Instead of sorting through separate lists and alerts, you have a starting point for deciding who to contact and what to investigate.

Property research and supported monitoring are covered by your subscription. Optional phone and email lookups are billed separately.

Additional territory$197/month

The 100-per-day ceiling is shared across the Hunts in one territory. Set a lower daily target to match what your team can work. It is a delivery ceiling, not a promise of 100 opportunities every day or a monthly lead allocation.

The search allowance applies to results displayed in the table or map, not just properties opened in a detail panel. A page of 25 results uses 25 result slots. The interface shows usage and when the allowance resets. Contact lookup has a separate charge; viewing results does not automatically authorize it.

More markets can be added as territories. Adding a territory does not promise exclusive prospects or automatically double delivery from the same market. Monitoring depends on supported sources and your active plan.

Choose a daily flow you can work.

Start with the number of new opportunities your team can actually review and call each day. You can raise or lower it at any time, up to 100 per territory, and a smaller target does not change the subscription price.

Set it to what you can work, not to what you are allowed. An opportunity nobody calls returns nothing, and if automatic contact lookup is on you have paid for the number as well. Take a hundred a day and call thirty, and you are paying for seventy lookups a day that nobody dials. Worse, the good one from Tuesday is buried under four hundred rows by Friday, and the situation that made it worth calling resolves while it sits there. Twenty or thirty a day that all get called beats a hundred where seventy rot.

When automatic contact lookup is enabled, qualifying delivered opportunities can also trigger lookup charges. Turn that setting off if you prefer to use existing contact details, research contacts yourself or work by mail. The opportunities still arrive.

Your first sweeps may include existing situations already in progress. Later sweeps can surface new matches and relevant changes as the available records update. Actual volume varies with the market, filters and coverage.

Phone and email lookup is optional.

Property records can identify an owner without supplying a phone number or email address. Contact lookup searches for available phone numbers and/or email addresses associated with that owner. It does not guarantee both, or that the person will respond.

250 lookups are included with your subscription every month. They do not roll over. After that, a lookup is approximately $0.10 per qualifying match. Confirm the rate and match conditions shown in your account before enabling automatic lookups or approving a batch. A no-match result is not charged; any reserved amount is reversed. Lookup results and charges appear in your usage history.

With the first 250 included, a month looks like this: 250 matches or fewer cost nothing extra; 300 matches cost $5; 900 cost $65; 3,000 cost $275. Your cost depends on how many opportunities you choose to contact. Existing contact details can be reused; a new lookup or refresh can be a separate billable operation.

A returned number is not a guarantee of current ownership, accuracy or permission to contact. Report incorrect information on the record for review.

What you are paying for.

Your subscription pays for Deal Radar’s opportunity discovery, property research, supported monitoring, ranking and worklist—not a guarantee of seller motivation or closed deals. Property-data acquisition and refreshes are handled within the service; you do not manage supplier credits.

Phone and email lookup is separate so customers who do not need it do not pay for it. Any return-on-cost calculation should include the subscription, additional territories, contact lookups and other costs you incur.

The fee is flat, so nothing we earn depends on how much you take. A list vendor is paid by the record, and their best month is the one where you download the most, whether or not you call anybody. Ours is the month you close a deal and stay. It is the reason this page tells you to take fewer opportunities than you are entitled to.

For comparison: a motivated-seller lead bought through search advertising commonly runs from the high tens into the low hundreds of dollars, and you bid for it against every other investor in the county. At $1,197 for a territory, fifty opportunities worked in a month is about $24 each and a hundred and twenty is about $10, before lookups. That only holds for the ones you actually call — which is the whole argument for setting the dial where your phones are.

Common questions.

Is every opportunity a motivated seller?

No. It is a property or owner with circumstances worth investigating. Deal Radar shows the supporting information; you confirm the situation and willingness to sell.

Do unused daily slots roll over?

The daily ceiling is a delivery limit, not purchased lead credits. Unused slots do not accumulate. Opportunities already saved remain in your records while your account is active.

Do skipped opportunities still count?

A new Hunt opportunity counts when delivered. Skipping it does not restore that daily slot. A successful contact lookup already performed remains billable; a no-match lookup has no net charge.

Can I search without adding a lead?

Yes. Search is research. You choose when to save a result, add it to Watching or pursue it.

What happens at the search limit?

Additional result browsing waits for the daily allowance to reset. The interface shows the allowance and reset time. Existing saved work remains separate from requesting more search results.

Will I pay twice when an owner has several properties?

Related properties can be grouped where the owner identity is established. Existing contacts can be reused. Charges follow actual qualifying lookup operations, not the number of houses shown.

Can I change my territory?

Check the effective date and coverage shown when you edit your territory. Saved records do not automatically guarantee continued monitoring outside your active territory.

Does it work with any CRM?

Deal Radar works on its own. You can import supported files and use available exports with your current workflow. Automatic access to another CRM is only available where a supported connection has been configured.

Does it contact owners automatically?

Deal Radar prepares opportunities and draft messages. Standalone Deal Radar does not send automated seller outreach. With Apex Vivus, supported follow-up requires your approval and the applicable channel permissions. You remain in control of what is sent.

What happens when I cancel?

Monthly cancellation takes effect at the end of your paid billing period. Annual plans are paid upfront; check the cancellation terms shown at checkout. Export available account data before access ends. Licensed fields are subject to provider terms.

Are all signals available everywhere?

Available monitors depend on your territory and connected sources. Check each monitor’s coverage before enabling it. Unavailable data is shown as unavailable. A newly detected record may describe an older event because public records can arrive late.
